About the municipality
The pretty municipality has around 20,000 inhabitants and is located in the south-west of the Steglitz-Zehlendorf district in Berlin and to the east of Potsdam, in the Potsdam-Mittelmark district of Brandenburg. It is a particularly pleasant place to live and work, and real estate is also very important in the municipality near Berlin.
A gem, bordered by the Teltow Canal
Kleimachnow is largely bordered to the west by the Teltow Canal, with Kleimachnow's municipal area only extending south beyond the Teltow Canal along the Machnower See lake and to the east of the waterway, where the historic town center is located. The canal is over 37 kilometers long and runs through the south of Berlin - all the way to the two rivers Spree and Dahme in Berlin-Köpenick, a district of Berlin.
The Teltow Canal is a waterway that boasts a wealth of history. The man-made canal was inaugurated by Kaiser Wilhelm II in 1906. This opening caused quite a stir. After all, the canal was the first man-made waterway on which ships were exclusively "towed", i.e. pulled by locomotives.
This innovative process was adopted some time later on the Panama Canal. For the citizens of Kleinmachnow, of course, these are all indications of many years of stable community development.
A place worth living
So it is hardly surprising that Kleinmachnow is considered attractive and worth living in by many contemporaries. Houses and apartments are in high demand. The proximity to the federal capital Berlin and the excellent infrastructure are two guarantees for a lively and sociable community in this pleasant village. The municipality is very conveniently located on the BAB 115 highway with the Kleinmachnow exit and the BAB 10 highway with the Teltow exit and the B 101 federal highway in the direction of Teltow. In addition, the direct bus connections make the town so easily accessible.
The intergenerational offer has just as many attractive offers for senior citizens as it does for children, young people and adults who are young at heart: outdoor swimming pool, library, safe routes to school, age-appropriate housing and the remarkably positive opening hours of the children's facilities... In 2005, Kleinmachnow received the "Family-friendly municipality" award for this "The municipality has persistently and continuously developed family-friendliness, maintaining and further developing existing structures after reunification. With leisure facilities for both young people and senior citizens, the municipality offers something for all generations."
Since then, Kleinmachnow has endeavored to live up to such an important distinction. The living conditions here are ideal, especially for families with children. This is also the reason for the great interest in buying a house in Kleinmachnow. Although this means that the prices of apartments and houses are also subject to constant price increases, this ultimately benefits owners in the long term, as it also ensures price stability for properties if you want to sell your house one day.
Perfect business location
Two important business parks offer suitable office space and land to all companies wishing to set up here and, best of all, both are accessible via the highway connection to the BAB 115, the well-known AVUS! This means that science, technology and innovation in the municipality combine to form a homogeneous unit that also makes working and living an excellent combination. Anyone looking to sell their property in Kleinmachnow will therefore find profitable conditions, because where you work, you have to live and work. Together with the other ideal conditions that prevail here in the region, this creates a truly attractive basis.
Small but mighty!
It is a fact that one of the strongest economic pillars of the municipality is not so much the industrial companies, but the smaller commercial enterprises. The trade tax rate was reduced from 360 to 320 back in 2009. It is therefore considerably lower than that of Berlin and the neighboring city of Potsdam. Around 1,530 businesses are active in Kleinmachnow - the majority of which are sole traders and small businesses.
Leisure, shopping and much more
Whether sunbathing, splashing around, cooling off, diving or simply swimming, all this is possible in the Kiebitzberge outdoor pool, which was recently renovated. Here, a spacious sunbathing lawn invites you to relax and simply enjoy the warm days. Two diving platforms provide excitement and entertainment.
The Rathausmarkt is a particularly popular meeting place for locals. The local town center was created in 2004. Two supermarkets as well as a wide range of goods and services provide attractive offers here - doctors, numerous stores, libraries, restaurants and, of course, the town hall - the choice is impressive.
In view of all these attractive conditions that Kleinmachnow offers its residents, it is not surprising that real estate prices here have also risen rapidly, with prices for houses and apartments virtually doubling in the last 10 years. Whether it is a pretty detached house in the countryside, condominiums, terraced houses or semi-detached houses - the demand is immense.
Even the pandemic and the associated cutbacks have had little impact on this positive trend. And the chances of a positive market trend for real estate are also quite good for the future.
It is therefore recommended that if you are considering selling your property in Kleinmachnow, you should always keep a close eye on current market developments.

Places of interest
But a look back into the more recent German history of the municipality of Kleinmachnow also offers exciting insights. For example, the "Checkpoint Bravo" in Drewitz/Dreilinden, one of the former commandant's towers of the border checkpoints, became very well known. The building has since been renovated and now houses the permanent exhibition "FREUNDwärts - FEINDwärts".
And if you look a little further back into the history of the town, it is the charming village church that captivates. It is one of the most impressive in the Mark Brandenburg. Its origins date back to the end of the 16th century.
And so the circle closes: the municipality of Kleinmachnow has a lot to offer its citizens.
