If a property is to be sold or rented out, the energy performance certificate is mandatory. If it is not available at the latest at the viewing appointment or if legal requirements are violated, a fine of up to 15,000 euros may be imposed. A few things should therefore be taken into account here.
Depending on the property - existing or new build - a distinction is made between the requirement certificate and the consumption certificate. If no consumption values are available for a property, for example a new build, a consumption certificate is issued. Where consumption values are available, the consumption certificate is used.
As a rule, the actual consumption values of a property always depend on the individual preferences of the residents. If they like to shower for longer and only feel comfortable at 24 degrees Celsius, this naturally leads to a poorer energy balance than for those who prefer it fresh. The consumption certificate, on the other hand, shows the actual energy efficiency.
